Functional production building

Selling a functional production building for sewing production in the town of Gabrovo. The square footage of UPI is 2,504 sq.m. The free undeveloped part of the yard is 1488 sq.m. The terrain is modeled, partially leveled with landscaping, flat and has a concrete surface. It is surrounded by a fence made of a concrete base with a height of 0.30 m. on which a metal fence net on metal stakes is installed. The undeveloped part of the yard is used for loading and unloading activities, for parking cars and for the approach of the workers in the building and the company’s customers.

Administrative part – 268 sq.m., in which there is a main luxurious lobby with a spiral staircase to the second floor of the administrative part, two offices, a storage room, a bathroom with an anteroom and two cubicles for a bathroom and a toilet, a boiler room with an installed boiler on liquid fuel, room for a telephone exchange. All the premises of the administrative part of the first floor have terracotta flooring except for the boiler room, where the floor is cement screed. Plaster plastering and latex painting have been carried out throughout. The walls in the bathroom are tiled. The windows and doors are aluminum, the heating elements are aluminum, the premises are heated apart from the local heating installation and from installed air conditioners. Everywhere, except the boiler room, there are suspended ceilings of the ”Armstrong” type with built-in fluorescent lighting.
Production part – 580 sq.m.
In this part there are two production halls with a connection between them, warehouses for storage of production and consumables, an office for the control officer with a separate bathroom attached to it, a freight elevator has been completed between the first and second levels of the building. In this part, the domestic premises for the workers are also separated – changing rooms, bathrooms and toilets, respectively formed in two blocks for women and men and served by a common corridor through which you enter the production premises, and from which an internal staircase to the production rooms is developed premises on the second floor. From one production hall there is an entrance to the emergency staircase of the building. All the rooms have a grouted mosaic floor, the walls and ceilings are plastered with latex plaster, the lighting is with suspended fluorescent lamps, the living rooms are covered with faience on the walls. Large-sized air conditioners are installed in the production halls.
The constructed area of the second floor of a building is 830 sq.m., including:
administrative part – 250 sq.m., in which there is a luxurious lobby with a spiral staircase from the first floor, rooms for model rooms, a room for rest and a dining room, a kitchen office equipped with sinks, worktops for preparing food and a screen, a small bar to the large lobby for snacks and coffee. The flooring on this floor is made of mosaic, the joinery is aluminum, the radiators are aluminum, the rooms are heated apart from the local heating installation and installed air conditioners.
production part – 580 sq.m. The distribution and execution of the finishing works is the same as that of the first floor.
In general, the building is in good condition and has a good implementation of the finishing construction works covering the modern norms in the standard category. The sale price of the property is 445,500 euros incl. VAT.
